Questions before you choose a package.

How does the two-part fee model actually work?
You pay an upfront advisory fee when you start with a package β€” this covers all consultancy work. On top of that, a success fee (a percentage of the purchase price) is payable on completion. Your upfront advisory fee is then credited in full against the success fee β€” so you effectively only pay one fee, not two stacked on top of each other. The success fee is reduced for Step Into Enhanced and Step Away, and Step Up has no success fee at all because it's a fixed advisory service for buyers who've already found their property.
What's the difference between Step Into Core and Step Into Enhanced?
Step Into Core is a focused, guided purchase covering one property type or investment goal with 3 months of support. Step Into Enhanced goes deeper β€” it includes a Lands Commission title search, detailed ROI modelling, strategic investment planning, priority access to off-market listings, support for up to 2 property types or goals, and 6 months of support. Enhanced also has a reduced success fee, which is why most buyers choose it as the best-value option.
Is the strategy call fee credited if I proceed with a package?
Yes β€” always. If you book a standalone strategy call and decide to go ahead with any buying package afterwards, the strategy call fee is credited in full against your package fee. There's no double payment.
What costs are NOT included in my package fee?
Third-party costs are always separate. These include: Lands Commission fees (beyond the 1 search included in Step Into Enhanced), legal fees paid direct to your appointed lawyer, valuation fees paid to a licensed valuer, and inspection fees paid to your inspector. A full cost estimate is always provided upfront so there are no surprises.
Can I pay the advisory fee in instalments?
Yes β€” instalment plans are available by agreement, particularly on Step Into Enhanced and Step Away where the support period is longer. We'll structure something that works for you on the strategy call.
When is the success fee due?
The success fee is due on exchange of contracts or equivalent milestone β€” meaning you only pay the success fee once a property purchase is genuinely progressing. The exact percentages are disclosed transparently in your strategy call.
I'm not sure which package fits me. What should I do?
Book a strategy call. We'll talk through your situation β€” budget, timeline, goals β€” and recommend the package that genuinely fits. The strategy call fee is credited against your package if you proceed, so there's no risk in starting there.
What happens if I don't end up buying?
The advisory fee covers the consultancy work regardless of whether a purchase completes β€” you've still received the strategy, sourcing, due diligence support, and referrals. The success fee, however, is only payable if and when a purchase exchanges. If you walk away from the market entirely, you owe nothing further.
