Yes, it can be safe to invest from abroad, but only if the right steps are followed.

Ghana's real estate market is active and growing, with strong demand in areas like Accra. However, like any market, there are risks, particularly around land ownership, documentation, and project delivery.

The key is not whether you're abroad, it's whether you have the right process in place. That includes:
  • Verifying ownership and title through the Lands Commission
  • Working with reputable developers with a proven track record
  • Using a qualified property lawyer to review all documentation
  • Structuring payments carefully rather than sending funds upfront
  • Carrying out proper due diligence before committing

  • Houses and larger developments require a higher budget
Land:
  • Land can start from $20,000 to $50,000+ depending on the location and type of land
  • Prime or well-serviced areas will be significantly higher
It's important to note that buying land comes with additional considerations, including title verification, zoning, and infrastructure access.

  • Ongoing costs such as service charges

While we recommend visiting when possible, it's not required. We provide detailed virtual tours, drone footage, and comprehensive documentation for every property. Many of our clients complete their first investment entirely remotely before visiting on their own schedule.

How long does the purchasing process take?

The timeline depends on the type of property and how prepared you are, but as a general guide:
  • Completed properties: typically 4 to 8 weeks to complete the purchase once you've selected a property and all documentation is in place
  • Off-plan properties: can take 12 to 36 months depending on the developer and construction timeline
  • Land purchases: usually 4 to 12 weeks, depending on title verification and documentation processes
Timelines can vary based on:
  • How quickly due diligence is completed
  • Legal checks and Lands Commission processes
  • Payment structure and financing (e.g. mortgage approvals)
Delays often happen when documentation isn't properly verified upfront or when buyers rush the process.
